Why an operator built this instead of a software company

Most AI vendors selling into commercial real estate learned the business from a pitch deck. You can tell within ten minutes of the demo, usually at the moment someone asks what happens to loss to lease or how the model handles a mid-year renovation delivery.

The logic in these systems comes from the other direction. It was built by someone who has closed the deals, run the models, produced the offering memoranda, and sat through the investment committee meetings where the assumptions get taken apart. Then it was built again, in code, by the same person.

That combination is unusual and it is the entire moat. Software is cheap to write now. Knowing exactly which numbers matter, which shortcuts are safe, and where a firm's judgment actually lives is not.

What we believe about AI in this industry

The models are already good enough. The gap between what a frontier model can do and what the average firm extracts from it is enormous, and closing it is an installation problem rather than a technology problem. Nobody needs to wait for the next release.

Agents should act through software you can audit. An agent that emits an answer you have to trust is a liability. An agent that operates your systems, leaving a record you can open and inspect line by line, is a colleague. That distinction is architectural, and most vendors have chosen the other side of it.

And the firm should own what it runs on. Code in your repositories, data on infrastructure isolated to you, no per-seat license on your own information. We host and operate it. You own it.

We build and run bespoke AI systems inside commercial real estate firms: custom software, dedicated AI agent teams, and the custom MCPs that wire them together, with human verification at every step. Think of it as the technology department for a firm that does not have one.
Are you a consultancy or a software company?
Both, and the combination is the point. Consultancies leave you with a deck. Software vendors leave you with a license and a login. We build the software, deploy the agents, host and operate the whole thing, and stay embedded while it compounds.
Why the name Mentat?
From Dune. A Mentat is a human trained to do the work of a machine, in a universe that outlawed thinking machines. The joke inverts nicely: we build machines trained to do the work of a human, and we keep the human in the loop on purpose.
Who are your clients?
Sponsors, family offices, private equity real estate firms, REITs, institutional asset managers, and capital markets brokerage teams. The common thread is a firm with real transaction volume and no technology function.
Where are you based?
Portland, Oregon, and we work with firms nationally. The systems are hosted and operated remotely, so location has never been the constraint.
