Systems
AI is moving fast.
Your firm needs a way in.
Start here.
Are you a commercial real estate executive watching AI move faster every month, knowing your firm needs to act, but unsure where to start?
You are right to be careful. Security, cost, bad information, disconnected tools, and technology nobody owns are real risks. But waiting is a decision too. The capability is already here, and the gap between firms experimenting with AI and firms operating with it is widening.
We can help.
mentat
Mentat keeps leadership current on the frontier, filters out what does not matter, and turns the useful parts into working systems for your firm. You do not need to become a technologist or manage a collection of vendors. We help you make the decisions, then build and run the technology.

It starts by getting you up to speed.
The starting point
Before your firm can make good decisions about AI, leadership needs a working understanding of the technology, the risks, the costs, and the opportunity. Not another trend deck. A system in your hands and a clear view of where it can take the business.
The Executive Briefing, Install, and Exploration
Before we ever sit down for the briefing, we install a powerful personal AI operating system on your computer. Claude Code, Codex, coding harnesses, MCPs, and the approved connections to your files, email, calendar, and context. Then the system interviews you. It is running and beginning to understand your work when the session starts.
That means we spend 2.5 to 3 hours on the capability overhang, the technical foundations, and the security architecture instead of watching a progress bar. Sam shows you the executive AI system he actually uses, including connected files and email, live analysis, and designed HTML work shared through links. Then we teach you how to work with it, from the basics through advanced delegation, at the level that fits the room.
We finish by mapping the opportunity across asset management, underwriting, acquisitions, reporting, and operations, then applying that map to your firm. One executive is $2,995. Additional executives in the same firm cohort are $1,500 each. You leave current, capable, and able to make the next decision from experience instead of hype.
$2,995 first executive · $1,500 each additional executive · one $1,000 Firm OS build credit per firm
Once you understand the capability, we can put it to work. The Agent Team does the work. The Firm OS gives your people and agents one place to work together. They can stand alone, but they are strongest together.
It’s the fifth of the month. The property manager’s financials hit your inbox. You forward them to your asset-management agent, a colleague with its own email address, and get on with your day.
It reads every statement, loads the numbers into your reporting system, and closes the month. KPIs computed, variances flagged, every flag traced to the line items behind it. R&M running hot at one property. Delinquency creeping at another.
Open the dashboard and ask questions in plain English. Which properties missed budget. What happened to payroll. Where occupancy is trending. It answers from your actual numbers and shows its work.
Your ops team CCs the agent like any other colleague. It drafts the variance notes and the investor updates. You review, edit, send.
That’s one agent, in one domain. It barely scratches the surface.
The Agent Team
Have an idea sharper than any of these? We build it with you.
Every agent is a real colleague: its own secure server, its own email and chat, working 24/7, backed up nightly to your GitHub. Your people work with them and sign off before anything ships. We maintain and host. You have control.
Each firm runs in its own isolated environment. Access is protected with two-factor authentication, connections are limited to the data and tools each agent needs, and every material action is reviewable. The system is designed so capability never outruns control.
You hire the team, not the seat. Two agents run $1,500 a month. A team of up to five runs $3,000 a month. That is less than one junior analyst, and nobody on this team takes a vacation or leaves in eighteen months.
The agents need somewhere to work with your people. That is the Firm OS.
One place for your people and agents to work together.
Not another tool and not another seat license. The Firm OS is a custom suite of applications designed around how your firm actually runs. Pipeline, portfolio, comps, critical dates, market intelligence, and the Agent Team’s work live in one place. Your people work through the interface. The agents work through secure connections. Both use the same canonical state, and every material action is auditable. Built for one firm. Never resold.
A typical build retires $100K+ of recurring SaaS (RedIQ, Argus, Juniper Square, Elevate, Salesforce) and pays for itself inside eighteen months, before you count a minute of time saved. We keep what you buy for the data. We replace what you buy for the tool.
$10,000 to $15,000 to build it. $1,000 a month to run it. The build fee is small on purpose, because building software got cheap. The monthly is the part that matters: it is your product team, not a hosting bill. Maintenance, plus a new capability every month, for as long as you want the system to keep getting better. Larger builds price above the range.
Two-factor authentication, isolated client environments, least-privilege access, encrypted providers, backups, and human approval are part of the architecture from day one. Security is not a disclaimer at the end of the project. It is part of how the system is built and operated.
You own it. We run it. · First version live in weeks · It never stops growing

Why Mentat?
A commercial real estate and capital-markets dealmaker with $3B+ in career multifamily transaction volume, who writes the software himself. Most AI vendors give you engineers who’ve never closed a deal, or domain experts who’ve never shipped a line of code. Mentat is built by one person who’s done both. The edge was never the model. It’s knowing, from the inside, exactly what a firm like yours needs, and being able to build it.
The engineering came before the hype: real architecture, not vibe-coded demos, with the newest frontier methods landing in everything we ship. Security is designed in from the first line of code. Your data stays isolated on infrastructure you own, every action is logged and reversible, and the systems run token-efficient by default: cheap enough to use at full scale, not just in the demo.
Next step
We will start with a short conversation about your firm, what you have tried, and where the uncertainty is. If the engagement fits, we will install the system, get you current, and explore where AI can create a real advantage in your business.
